General conditions of Sale
1) Rentals: The rentals of furnished housing units are concluded by the owners or authorized holders of the individual properties.
The properties offered for rent are private homes. The furnishings, the number of beds, the presence or absence of a kitchen, the number of bathrooms, and all the characteristics of the homes are described in the description of the individual apartment and are visible to the customer before booking.
The properties published on the Guest Portal https://olivertwistsrl.kross.travel/ of Oliver Twist srl which allows viewing and direct booking, correspond to reality. Any modification to the property, furnishings or accessories made by the owners and which occurred after publication on the site, if it is not possible to modify it in time on the website, will be communicated to the customer at the time of booking, if this has been brought to the attention of Oliver Twist srl. Otherwise, Oliver Twist srl declines all responsibility for any changes made without its knowledge by the owners to the published apartments. In any case, each property is rented as described on the website and in the event of discrepancies, what is published in the advertisement is valid. For the properties in its direct availability, Oliver Twist srl acts as a Landlord by transferring the properties under even partial sub-letting, for properties owned or available to private third parties, which can be booked from the Guest Portal https://olivertwistsrl.kross.travel /, Oliver Twist srl provides an advertising service, data management, check-in check-out assistance, for these properties without taking care of economic transactions. For these properties the Landlord is the owner or disposer of such properties.
2) Reservations: Reservations from the Web https://olivertwistsrl.kross.travel/ are subject to immediate confirmation. After booking, the customer will receive a booking confirmation via email, will receive the contract to sign via link, and a few days before check-in will receive an invitation via email to fill in the identity data of all participants , upload photos of the identity document of the contact person (head of family or group leader), data necessary to proceed with the calculation of the tourist tax which will be paid via Stripe link. The lack of one or more of this information will not allow customers to be received at check-in. Animals are not allowed.
3) Payments: The prices of the rentals for tourist use of the properties are published within each advert and are subject to change. Requests for offers via the web or via e-mail will follow the change in prices agreed from time to time. In the event of failure to pay the sums relating to advances or balances, the Customer will be recognized as having renounced, authorizing them to cancel the booking and collect the sums already paid to the extent better specified in the Cancellations and Modifications section.
4) Security deposit: A block on the credit card of €300.00 is required as a security deposit. The security deposit will be returned after departure, upon return of the property and if no damage has been found to the property. If damage is found attributable to the tenant, the deposit will be retained in full until the replacement of damaged objects or repair of the damage caused and any difference will subsequently be sent to the tenant together with the supporting document of the expenses necessary for the repairs or for the purchase of replaced items. If the damage caused exceeds the amount of the security deposit, Oliver Twist srl and the direct owners of the properties may request from the Customer any additions to the sum left as security deposit until the sums necessary to repair the damage have been paid in full.
Damages or faults present within the property must be communicated to Oliver Twist srl as soon as they occur. Such faults will be repaired as quickly as possible, but always compatible with the availability of materials and personnel, replacements will be carried out within times compatible with individual local situations.
5) Ancillary costs: The price of rentals of properties for tourist use includes all costs for the supply of drinking water, electricity, gas, bedroom and bathroom linen for a single guest. Tourist taxes, tourist tax of the Municipality of Venice, are excluded, payment is required during online check-in.
6) Equipment, order and cleanliness: The houses are delivered clean and tidy, furnished and equipped with crockery, cutlery, furniture, chairs, wardrobes, bed bases, mattresses, pillows, hairdryers, and anything else needed for normal residential use , and in any case sufficient for the number of people expected in the house. Any other additional equipment is specified in the advertisements of the individual properties. Upon departure, customers must ensure that they leave the kitchenette, including crockery and cutlery, tidy and clean, turn off the lights, close doors and windows, dispose of the rubbish by locking it in bags and differentiating it by category as described in the house manual which is found hanging in individual homes, it is forbidden to abandon waste along the streets, calli campielli or banks, the tenants authorize the charging of any fines, which may be received by the individual owners, by the Municipality of Venice Veritas service, for incorrect conferment of the waste attributable to them. Non-compliance and failure to comply with what has been specified up to now will result in charges to be deducted directly from the security deposit, and if this is not sufficient, the excess will be charged to the tenant.
7) Number of people: A number of people (people meaning adults and children) can stay in the property not exceeding that indicated on the house's description sheet. The presence of additional people causes simultaneous termination of the contract without any cost of compensation.
8) Arrivals and departures: Rentals will begin at 3.00 pm on the day of arrival and will end by 11.00 am on the day of departure.
Any change to the start and end times of the rental must be agreed in advance with Oliver Twist srl and/or with the Co-Host Davide, and is subject to acceptance, compatibly with the needs of other incoming or outgoing customers, and the cleaning times.
8) Arrivals and departures: Rentals will begin at 3.00 pm on the day of arrival and will end by 11.00 am on the day of departure.
Any change to the start and end times of the rental must be agreed in advance with Oliver Twist srl and/or with the Co-Host Davide, and is subject to acceptance, compatibly with the needs of other incoming or outgoing customers, and the cleaning times.
9) Cancellations and modifications: All cancellations and modifications must be confirmed in writing by the customer.
A) Cancellations made by customers for reservations made will result in the following penalties:
100% of the amounts paid if the cancellation occurs within 7 days before the check-in date; 30% of the amounts paid if the cancellation occurs from the 30th day before check-in to the 8th day before the check-in date. In the case of purchasing a rental period with a non-refundable discounted rate, if this reservation is cancelled, the tenant will not be entitled to any refund.
B) No-show: If the tenant does not show up on the day of check-in, the reservation is considered canceled from midnight on the day of check-in. The Landlord will collect the sums paid, and will be able to demand payment of the balance of the entire agreed rental fee, and will regain the availability of the property.
C) Changes to bookings already made:
1) In the case of changes regarding the period, the customer will be able to make changes to the rental periods on the same house without penalties until the 14th day before the start of the stay and subject to availability and any adjustments. If the date change occurs between the 14th day and the check-in date, a supplement of 20% of the entire original amount will be applied.
D) Cancellations by Oliver Twist srl: if the cancellation is due to the express will of the owner of the property or by Oliver Twist srl, it is considered that the property object of the booking is subject to a serious unforeseen event which does not allow the use of part or all of the property, the sums paid at the time of booking will be refunded or, when possible, an alternative solution will be proposed, excluding any other reimbursement for moral or material damage suffered by customers.
10) Complaints: Each accommodation has been visited and checked by Oliver Twist srl or by Co-Host collaborators, and the descriptions and photos on the site https://olivertwistsrl.kross.travel/ are truthful and made in good faith. We hereby decline any responsibility for any changes introduced by the owner or which occurred after our visit without our knowledge.
Customers who abandon the accommodation prematurely will lose all rights or any reimbursement of unused rent. Any complaint reported at the end of the stay or after departure will not be taken into consideration.
11) Court: The competent court for any dispute is the Judicial Authority of Venice.
